Notices of New Property Value Assessments to be Mailed Starting December 4


The Town has completed a revaluation of all real property, and New Canaan property owners will be receiving a Notice of Assessment for their property by U.S. mail between December 4 and December 15, 2023. The assessed values are based on 70% of estimated fair market value, in accordance with State law.

The Notices of Assessment are not tax bills. The mill rate, based on the Grand List of all new property assessments, will be set by the Board of Finance in May 2024. Tax bills reflecting the new assessments will be sent to property owners in June 2024.

A complete list of New Canaan’s new property assessments, along with the assessments from the last revaluation of 2018, may be found on the Town’s website starting December 4 at newcanaan.info/departments/assessor.

Once the notices have been received by mail, if property owners wish to have a review of their property assessment they may schedule an informal hearing with the revaluation firm, Municipal Valuation Services, by going to munival.com/appointments. In-person reviews will be held at Town Hall. Reviews over the phone are also available with an appointment. Those who do not have access to a computer may schedule an appointment by calling 203-292-5500 Monday – Friday between 9:00 a.m. and 4:00 p.m.

Appointments for an informal hearing are to be booked by December 27, 2023. The reviewers will discuss current data information and concerns and cannot discuss tax rates or estimated tax bills, since a new mill rate (tax rate) has not been established.
